Standard Schedule A for Listing and Buyer Representation Agreements

Protect each client’s confidential information, including ensuring that a designated representative does not disclose and confidential information of the designated representatives client to any other agent employed by the brokerage or other person, unless the disclosure is authorized by the client or required by law;

Treat the interests of all the Brokerages clients that have entered into Designated Representation agreements in an objective and impartial manner;

Supervise every Designated Representative to ensure they fulfill their duties under the Designated Representation agreement; In the event that a Designated Representative is not able to represent a client, designate a different agent employed by the Brokerage to be the Designated Representative for the client if the client so agrees;

Provide receipts for deposits, accounting of fees and payments as necessary; Communicate with Listing /Co-operating Brokerages and Buyers/Sellers Lawyers to ensure successful completion of transactions, as necessary.

– Install A For Sale Sign On Seller’s Property
– Post Listing On Local MLS® System
– Post Listing On Toronto Regional Real Estate Board ((TRREB)optional)
– Post Listing On Realtor.ca Website
– Prepare Digital And Paper Marketing Materials.
– Including Custom Full Colour Feature Sheets/booklets
– Host MLS® Agent Open House (Date & Time To Be Determined)
– Host Public Open Houses (May Be Hosted By Other Realtors Within Brokerage)
– Arrange Agent And Public Showings Through Digital Appointment Software
– Provide Homeowners With Regular Feedback And Updates From All Showings.
– Provide Weekly Updates On All Internet Traffic Stats
Provide Weekly Market Updates
– Negotiate Offer(s) To A Successful Acceptance
– Ensure All Contingencies And Terms Of Any Offers Are Completed In A Timely Manner
– Process Accepted Offers And Deliver Documents To Sellers Professional Service Providers (Lawyer, Accountant) As Required
– Maintain Contact With Seller Throughout The Closing Process To Ensure A Trouble Free Closing
– Maintain Client Confidentiality Throughout The Sales Process
– Other Services To Be Provided As Discussed, Agreed Upon And Documented In This Schedule
